DEAR CHRISSY: If my home is on the market and an interested buyer submits an offer that is far below my asking price do you think I should just not respond because we probably won't be able to come to an agreement? ~Leslie, San Francisco
DEAR WEST COAST SUBSCRIBER: This is a great question, when you receive a "low-ball" offer you often feel insulted and you would rather not sell to a buyer who doesn't see the value in your home. However, that's typically not the case....... read more »

Cumberland condo market booms
The condominium and townhouse market continues to heat up in south Cobb County around the Cumberland district.
Two projects will join five others that have been announced or started in the past year, according to papers filed with the Atlanta Regional Commission.
ALTA Vinings plans to build a mixed-use project of 32,000 square feet of retail space, 173 condos and 880 townhouses at Paces Ferry and Boulevard Hills roads.
Pope & Land Enterprises plans to build 614 mid- to high-rise residences -- 400 owner-occupied and 214 rental units -- at Cumberland Boulevard and Stillhouse Road.
The projects are adjacent to two projects that have been combined by Regent Riverwood and T.I. Riverwood, which will include more than 1 million square feet of office, retail and restaurant space and housing and have a value of more than $590 million when finished.
T.I. Riverwood proposes 646 units of high-rise condos, with 34,000 square feet of retail, office and restaurant space. Regent Riverwood would include 210 condominiums, 21,500 square feet of bank and restaurant space and more than a half-million square feet of high-rise office space.
Also under way in south Cobb: Trammell Crow Co.'s nine-story, 172-unit condominium on Mount Wilkinson in Vinings, Pacific Group's 1,000-home mixed-use community at Atlanta Road, and B.F. Saul's development at Circle 75, which proposes up to 1,500 homes in a mixed-use community, with condos rising as high as 18 stories.
The area also will be home to the new Cobb Energy Centre for the Performing Arts, a $106 million, 2,750-seat theater scheduled to open in mid-2007.
The Cumberland district is home to more than 70,000 workers and 24 million square feet of office space. It trails only the Perimeter area in number of workers and amount of office space and is home to business heavyweights such as Home Depot.
